Need the perfect setting for a commercial film or photography in a unique miraculously kept secret location, in Minster, Kent?
Surrounded by 35 acres, Chapel House Estate we understand that a studio or backlot just wont always cut it or perhaps you have something specific in mind. The Estate is available throughout the year, day or night offering a range of indoor and outdoor filming locations, and can be hired by the hour, day or over a longer period of time but is subject to availability.
Located just 35 minutes from London by Helicopter, an hour by train and easy access on the M2 Chapel House Estate provides a countryside setting. We can also offer Unitbase parking on-site and there are over 80 car parking spaces with electric charging points.

Necessary documentation and information
At Chapel House Estate, we welcome filming across the Estate. All we ask for is:
- If you let us know if you are pre-production Location Scout
- A detailed description of the content of your proposed filming
- A detailed description of the content of the shoot, how you plan to achieve it and what you plan to use it for
- Dates and times
- Access to electricity and water
- A risk assessment that will need to be updated post your recce
- Your public liability insurance, which should cover you for a minimum of £5M per incident
- Insurance for any specific stunts and equipment e.g. cherry pickers/ genies/ boons/ cranes/ lighting/ towers, and scaffolding
- Talent if using
- If you are bringing security
- Details of any food requirements – we have our own catering on site
- Use of generators
- If using drones, you will need to seek approval from Manston Airport
- Special effects, pyrotechnics, use of helicopters, gunfire, fire-arms
- Number of anticipated vehicles, cast, crew and extras
- You respect the values of Chapel House Estate, which includes a Grade 11 converted Chapel, a modern and contemporary barn, an Old Malt Granary Barn, 9 Hideaway Lodges, a cosy terrace house, a private and secluded walled courtyard with its own private Lounge Bar and No9 Restaurant, a wild apple orchard, Arts & Craft style gardens and three paddocks one of which includes a helicopter pad.
- You will help raise the profile of Chapel House Estate
- Ensure plans are in place for how and when to de-rig.
Filming & Photography Process
There are five steps to be achieved through mutual discussion:
- Pre-application (see above)
- Formal recce
- Agree on a fee and reserve times, the date or dates
- Sign a contract
- Arrange advance payment
- Debrief
Fees and other costs
Our fees are divided into bands based on the production type and how long you want the location for. All price is for guidelines only as your fees may change depending on your length of stay etc., and if you run over. All fees are subject to VAT at 20%
